House Manager

Duties and Responsibilities:

House Manager

Section 13: House Manager

The House Manager should view his objective as ensuring that the Tennessee Kappa chapter house is viewed as the best in Knoxville. This is critical to ensure that Tennessee Kappa is attractive to new members and is of high value to existing members. Our alumni should be proud of our house and every effort should be taken to keep our chapter house in excellent shape. The House Manager plays a critical role in ensuring the Chapter is in alignment with the True Gentleman Experience by managing the process for every active member to apply their fair share of effort in maintaining the chapter house.

The House Manager will:

  1. Reside in the fraternity house during his term of office.

  1. Be responsible for the daily maintenance of the chapter property, including the grounds surrounding the house.

  1. Be responsible to ensure the property is clean and not littered. The House Manager has the authority to fine members $10 per litter occurrence. Cigarette butts are considered litter and each individual butt can be considered an individual occurrence.

  1. Keep all tools of the house under lock and key; the House Manager and Eminent Archon have the only keys to this location.

  1. Follow his budget and remain in contact with the Eminent Treasurer regarding the budget.

  1. Hold a key for each residential room upstairs, in case of emergency. This includes all dead-bolt lock keys. Under no circumstances is the House manager to use these keys for jokes, pranks, etc. If so, he will receive a True Gentleman Fine.

  1. Hold all keys to all rooms of the house, including the kitchen, closets, and social areas.

  1. Be responsible for the upkeep of the landscaping and the painting of the lions.

  1. Create a calendar of available work time slots for active members to maintain the chapter house and property.

  1. Every active member is responsible for four (4) hours of maintenance activities per month, excluding summer semesters.

  1. The House Manager has the responsibility to fine any member $15 per hour for any monthly deficit that they did not complete in the month.

  1. The House Manager has the discretion to indicate that a member performed poorly during their time slot and should treat that as if the member did not even attend his selected session by fining the member $15 per hour (or as that may increase over time).

  1. By the 10th day of every month, the House Manager should provide the Finance Committee with a list of members who were fined with a description of the reason for the fine.

  1. Unless specified elsewhere in the Bylaws, fines resulting from the House Manager must be placed in a special fund to be used to contract a company or individual not affiliated with the fraternity to maintain the Chapter House.

  1. Members may appeal their fines through the Finance Committee.

  1. Should more than 25% of fines issued by the House Manager be rejected by the Finance Committee, the sitting House Manager will be automatically removed from office with the Eminent Archon assigning a new House Manager until the next election cycle.

  1. Not commit the chapter to any contract, whether written or verbal or otherwise, for the amount of $1,000.00 or more without specific approval of the Eminent Archon.

  1. Provide a monthly “damage report” by the 15th of each month to the Eminent Archon, Chapter Advisor, and the Chairman of the Tennessee Kappa Fraternal & Educational Association, Inc. This report should indicate any damage to the chapter house that occurred in the past month, its resolution and / or fines associated with each infraction, and plans of action to address each damage incident.

  1. Support and ensure that Tennessee Kappa has no pledge program and does not distinguish any duties between class years. Should the House Manager use the work schedule to differentiate duties between members of various class years, this should be treated as if the House Manager is hazing members. The Eminent Archon will then have the required responsibility to immediately remove the House Manager and process him for Expulsion.
